FLEX WAREHOUSE ACQUISITION - HOUSTON, TX

​

A client who sold their biotech business for nine figures sought to replace income and diversify their portfolio. We acquired a Class B Warehouse-Flex building at 85% occupancy for a 9.43% CAP rate from a motivated Private Equity Fund nearing the end of its subscription period. Lease extensions and new agreements increased occupancy to 97%. Two years later, the property was sold at a significant profit, delivering an IRR in the high teens to our investor.

PORTFOLIO - WAREHOUSE & SINGLE TENANT NET LEASE

A client sold a $48 million portfolio of 4,500 apartment units across five states and had 35 days to identify replacement properties for a 1031 Exchange. We acquired eight high-quality, stabilized properties in FL, TX, AZ, and NM, with 95% of tenants holding Investment Grade credit. The exchange deferred $2.4 million in capital gains taxes, and over half of the acquisitions were off-market.

2 PROPERTY ACQUISITION

An A-list professional athlete earning an eight-figure annual income sought to build a Commercial Real Estate portfolio for stable retirement income. Two properties were acquired in AZ and WI with Investment Grade tenants on long-term net leases: a top technology company (A- credit) in an R&D industrial/office flex building and a BBB- rated retail pharmacy. The portfolio delivered a 9% cash-on-cash yield at acquisition.

PORTFOLIO - OFFICE, RETAIL & SINGLE TENANT NET LEASE​

A client sold a trophy property on Lincoln Rd in South Beach, Miami, for $35 million with a zero tax basis. Through a 1031 Exchange, we acquired four well-located multi-tenant properties in Ft. Lauderdale, Naples, Orlando, FL, and Katy (Houston), TX, deferring over $4 million in capital gains taxes. Year 1 income from the new properties nearly doubled that of the sold asset, with half of the acquisitions sourced off-market.

Miami Office Building

MULTI-TENANT OFFICE PROPERTY ACQUISITION

A retired multifamily private equity syndicator relocating from NYC to Miami sought local expertise to build a diverse, tax-efficient CRE portfolio for stable retirement income. We acquired a 60,000 SF Class B+ suburban office property in a premier Miami office district, featuring a diverse tenant mix with 98% occupancy and rents ~9% below market. The purchase included a partial 1031 Exchange with $2 million from a prior sale.

PORTFOLIO - 8 WAREHOUSE PROPERTIES - 140,000 SF​

A retired CPA owned eight Miami warehouses developed by their parents and hadn’t sold a property in 20 years. A national CRE brokerage proposed listing them as a portfolio for investor buyers, but we advised selling individually to owner-users, who pay a premium for small bay spaces. This strategy resulted in sales exceeding the client’s expectations by over $1 million.
