FLEX WAREHOUSE ACQUISITION - HOUSTON, TX

A client who sold their biotech business for nine figures sought to replace income and diversify their portfolio. We acquired a Class B Warehouse-Flex building at 85% occupancy for a 9.43% CAP rate from a motivated Private Equity Fund nearing the end of its subscription period. Lease extensions and new agreements increased occupancy to 97%. Two years later, the property was sold at a significant profit, delivering an IRR in the high teens to our investor.

Lauderdale, Naples, Orlando, FL, and Katy (Houston), TX, deferring over $4 million in capital gains taxes. Year 1 income from the new properties nearly doubled that of the sold asset, with half of the acquisitions sourced off-market.
